It’s so exciting and stressful at the same time. I’m buying new construction so good news is I don’t have to bid. It’s first come first serve.

My husband and I have a house we own and we love the neighborhood but dislike almost everything else. The upkeep on an old home is really expensive. New foundation last year. New windows this year, it will need a new roof probably by 2025, it’s horribly cold and drafty in the winter. We have the heating on and lots of days it’s still too cold to hangout downstairs. Oh and it’s kinda a posh neighborhood so all our neighbors thought we were renters or thought we couldn’t handle owning a real house whatever that means.
And also there are nothing wrong with renters, buying a house doesn’t automatically make someone virtuous.

Anyway, this new place is a condo on the 5th floor of a 6 story building. Has extra soundproofing. It’s about 1/4 away from the river and it’s next to a park. It is bigger than our current place actually and the demographics for the building and the area are very diverse. Also better access to bike trails and grocery stores. Oh and it’s much brighter than our current place!

Some people don’t like condo living and I get it but my husband and I like not having to worry about a new roof or foundation and we like having a gym and rooftop space. Also our current house has no HOA but is in a historic district so we couldn’t just do whatever to it either (like my windows story).

The construction will be done at the end of the summer but it takes time for the inspections to finish. Cause of Covid the city is behind. They think move in will be Sept or Oct.
We want to sell our house while the market is hot (early summer) so we know we won’t be paying for two mortgagees. But it does mean moving twice. Yesterday my husband and I spent an hour going through the possible options and this one was the best one. The moving twice sucks but the risk is the lowest.

ohh that sounds exciting and stressful! I hope things go well. I have moved several times last year trying to get into the right spot for us, and it definitely can suck moving more than once, but in the end it's worth it!! really the money, paperwork and waiting is the worst part. (but for me it was apartments, i haven't explored the avenue of buying a house yet)

also screw your neighbors! people always have a lot to say when they're only on the outside looking in, but they really don't know what they're yappin about lol

@Jolly: thank you! It’s amazing how living in different places or different neighborhoods can make you feel. When we got our current place we loved the neighborhood but rushed into buying the house because we new it was a good deal price wise and we wanted to go it before someone else got it. Bad news is that we didn’t know it needed a foundation repair T-T

I know screw those people that think they are better than someone else cause of their housing. Also one of them is super crazy. Left a letter in my door step about his year in review which was saying maybe Trump didn’t do the coup and Germans and trying to force us to use 5G and all the new development has lead to local votes that don’t vote a certain way (the NIMBY way) so now the city council has gone down hill and we need to fix that ASAP.
Like damn I knew he was a little weird but I was like wtf? He’s the one that thought we were renters. Oh and he also said all millenals are lazy and narcissist. So uh yeah thanks? Didn’t know lazy people could afford a house as nice as yours.

Yeah foundation is something my parents always insist I look at even when renting a place. If there are any signs of cracks in the driveway or the walls, things like that. there's probably more to it than i even know ;v;

Lmao what a loony! Some people really have nothing better to do than to sit and make up conspiracies--their favorite genre of story. I tend to favor a more disconnected fantasy when I day dream, but to each their own XD
If this happened to me I would 100% bring the letter to work and read it during one of our saturday morning meetings, just to see what reactions I get lmao

@Jolly: Yeah when we got the inspection which we had to do before we put an offer in, the guy was like I think one of your pillars under the house needs fixing but if you want to hire a specialist inspector for under the house you can, but we felt pressured so we didn't.
A few months into owning the house we noticed that the doors started not being able to close because they got stuck on the frame, we thought that was just because it was becoming humid, turns out the house was actively sinking.
So we called a foundation repair company (a very good one, they did a wonderful job) and they were like you guys called us 6 months ago and declined the job, and we were like not us, just the same address because we just bought the place two months ago. So that means that the old owners KNEW!!! And they just let it be our problem and didn't tell us. But we didn't have anything in the contract that said they had to disclose. UGH and we got the inspection off the record. Owners wouldn't sell it to us otherwise.

I have a video of me quickly going over the parts and I sent that to my mom and sister. I have since gotten rid of those papers. However I can't share it on here because it has people's names and addresses and things like that. lol It's just like what the fuck? I think the most WTF part is the german's making us use 5G. Like all the other forms of crazy in the 5 page long 'year in review' are all flavors of crazy I'm used to, new people in apartments/condo ruining the city, Trump-this or that, anti-mask, anti-millenal, but the Germans and 5G was new to me.

    Oh man that’s amazing!! I know how much stress you guys have been through with your current house, but I’m sure this new place will be amazing! There’s nothing like a new build property, knowing no one has lived there before is so nice!!! Good luck with the move(s)!!!

@sunny: thank you. I feel like I’m 0/2 on houses I’ve bought so far. All of had hidden things wrong with them and my husband and I have had to fix them. To hell with that I’m buying new. And because I’m buying new I don’t have to try and get a winning bid on a house out of 30 other offers.
Oh another thing, compared to Europe, America mostly views high rises as an expensive thing. I was shocked with I learned that British people mostly think they are for the poor. I paid extra to be on the 5th floor lol.
I’ve never lived in a brand new house or condo (I was in a brand new apartment building for about 6 months and it was amazing). I’m hoping this will be very nice and if something goes wrong there is always a warranty. :)

Ok I gotta say I love the fact that you live in a historic house!! I'd love to live in an Victorian house or something similar. But I gotta say I don't love the upkeep factor lol, sounds very tiresome etc. but I'm excited for you, getting to build your own house it's sounds exciting! Do you get to customize it or anything( pick counter tops etc) or is it like a premade design type thing where you pick the "style" and they build it OR is it just a standard design that everyone gets lol. Either way I bet your excited!! I have a friend who is getting a custom built house and she's really excited about it.

@NixieFae: Yeah it's a pretty house for sure but damn if it doesn't need this, it needs that. And I really can't stand how cold it is in the winter and I feel like I'm out of ideas on how to fix that. Also the neighborhood is very walkable because it's old and built before cars. Which I love, but it's not like I can't come back here. It's only about 2 miles away from where I'm moving lol
I asked and cause of COVID nothing is customizable but I can do things after. Like I'm going to install outlets behind the toilets day one because I need that bidet life lol. Apparently a lot of people have asked about outlets behind the toilets for this building. I guess that's popular now? My husband and I were converted after a trip to Japan in 2018 lol.
My mom is an interior designer and has been for 20 years. I asked her what she thought about all the finishes and things like that and she said they were very expensive and nice. It's not just 'builder grade' (which means the cheapest allowed). We are going to look at one more new condo building to see if we would rather have that, or this one. My husband isn't the biggest fan of not being able to see it before putting the money down because it's not finished yet, but we did look up the builder and they have good reviews.
I'm so happy for your friend! When will they be able to move in?

Me and mine are currently looking for a new apartment and I seriously just wanna chop my head off lol.
I was looking at condos but the prices have skyrocketed lately.
Even the places that we can afford are just not worth the price they're selling at.

Honestly, I feel the same. I hadn't looked at the prices in the market for a little while so at first I thought that this condo was overpriced, but then I was looking at the market more and more and it was priced well. It's really ridiculous how much rent and home costs have gone up. I hope that you guys will be able to find something soon.

done on it, Friday on the 28th! I am so excited! I live in a townhouse now. But
somewhat like you, we are finding issue after issue. And we are done with
all the neighbors. They're loud, disrespectful, smoke that nasty stuff
that makes me literally choke, and management sucks butt.

I honestly feel it is cheaper to rent than to own. And by renting, you can save more money
to set aside for that dream home one day! That is what my fiancé and I are doing.

Oh I am just so excited for you! You are going to have such a nice view being 5 stories
up!! I am for surely jealous! But so happy for you!!

    That's pretty exciting; congratulations!

    The costs here are fluctuating quite a bit and there has been a big push towards purchasing homes further from the city because it's too expensive to live closer. I remember how Seattle started to be more of a condo city because everyone was moving out due to the prices. I don't understand economics enough to predict whether this is another form of a housing bubble, but I figure if you can afford it and you're happy, what else is there.

@blue: Yeah I've thought about the costs and the housing market too. I will say the one reason why I don't think it's the same kind of bubble as 2008 is because as a whole America hasn't built enough housing to keep up with population changes. Just CA alone is behind about 3.8 million units of housing.
But at the same time, there is only so much that people can afford in the 1st place. This is already a safe neighborhood but lots of stuff is being built on empty lots in the area. Like a new tech college campus, a hospital, lots of new housing, retail and restaurants. I have been to the neighborhood a lot and I like being able to see people walking their dogs and young kids (I'm child free)

@YukiThePanda: I will admit I think that renting is a better deal than some people think it is. When you rent you don't pay for the broken things, and you don't pay property tax. But a mortgage is the same price for 30 years if you have a fixed rate, and no one can kick you out if you continue to make your payments.
I'm so excited for you! the 28th is really soon. I hate the smell of smoke. I'm glad that you are able to leave soon. I'll try to post some pics in Oct or whenever I move in. ^^

Oh what a dream! But buying used is also a cheaper route. Stress and excitement for the future.

Oh yes. Only a week to pack. I'm off tomorrow and next Sunday. Otherwise I have to pack around my work schedule. Which is tough. I usually work right after breakfast till right before dinner or going on midnight. So we'll see how this all goes.

@YukiThePanda: yes it does. This Realtor is going to get paid by the developer who is building the condo. It's in our contract that he will get 3% of the cost of the sale as a commission and he will give us 1% of those percentage points back as cash. So he's making 2%. What's good about new builds for him is that it's not much work. He doesn't haggle with the price or do an open house or anything, so it's easy money.
A good credit score really matters and so does the amount of CC debt you have. Also don't buy anything big before you sign the papers for the house. Even if you want that new fridge, or washer/dryer you gotta wait until the sale goes through.
My mom works for a builder in PA and she is the interior design manager. She helps people customize the inside of their homes before they are built.
I've learned from the last two homes that I bought that you really gotta do your own inspection and you have to be picky about it. Like in the 1st one I bought the owner had done the inspection, so my husband and I didn't, but the hot water heater was dead, and the furnace was dead. And we moved in Dec. Also it came with no fridge and a washer/dryer from 1985 lol. So we also had to replace those things.
In my current place we did an inspection and the guy noticed that one of the pillars under our house needed to be fixed. He said we could also pay for a foundation specialist to look, but the current owners were pressuring us and saying they were gonna sell the house to someone else. We bought it, got the foundation looked it a few months later and the company was like, you used our services 6 months ago and said no to them. Turns out those people knew the foundation to this house wasn't good. But we didn't have anything in the contract about it, so we couldn't sue or get them to fix the foundation.

Packing is so tough to do after work. You are so tired, but you know you have to do it. Are there any friends or family that could help you?

Oh lordy... Jeez. Do you plan to use the appliances
from your current place in the new place? Or are they
putting in new appliances? In our new flat, they put in a
new stove and dishwasher. But they're leaving the fridge because
it still works. It's an ugly sob.... But if it works, then that's fine. I
want an ice maker... But fridges with those cost way more than
standard fridges.
Now I have heard almost 50/50 that either couples buy a house
before or after marriage. It's going to be a while till we can afford to
buy a place... But I don't mind renting at all.
The realtor I spoke to said he'd get 20%. I guess it differs from state
to state and depending on whether you're getting a house, condo, duplex, etc.

It's a learning experience. We had one with the current place we rent at. And you're
getting a brand new, clean, properly inspected condo! So at least you now have
something to look forward to! And even if you don't get the 'in the works' condo, you
have a back-up. My fiancé and I were told to look/shop for a new place in January,
but we started in late December. For those 2 months of looking, we couldn't find
anything! Once we found one place, somebody snatches it up! That happened
many times for us. It was highly discouraging... We almost lost hope till I found
the 2 bed 1 bath flat 2 weeks ago. And the manager has been very helpful! She has
a slight annoying personality, but she's sweet! We sign the lease on Monday, and
I am so stressed about moving all my trash to the new place.
I'm sorry if I seem like I am making this sound more like it's about me. That's not
my intention. I just suck at responses through places via text. Especially when they're long....

@YukiThePanda: The new place will have brand new appliances. I was talking about a place that I bought before the pandemic. It was rough lol
Having an ice maker or water dispenser is super nice. I love having them in fridges, but I haven't had a water dispenser in years. I drink a lot of water.
It's nice that most of the stuff in your future place will be new! I never minded renting at all. It's been cheaper than owning in my experience.

the new place is so beneficial! You think you will get
a fridge with a water dispenser? That would be cool.
I drink a lot more Powerade zero than water. But I drink
a ton of water before bed. Like I feel super thirsty after 9pm,
and just guzzle a ton of water.
My realtor said it was best to rent. You save more money
that way cause you don't pay for repairs and such. But my issue is
finding rentals that allow pets is for some reason obnoxiously hard
to find. That was the main reason we had such a hard time finding
a place...

@YukiThePanda: when I lived in CA it felt impossible to find a place that would take pets. I’m in DC now and it’s very easy. It’s so surprising how different it can be in different places.
I don’t think the new place will come with a water dispenser but it does come with an ice maker.
I do agree with your realtor. :)
